Maintenance calendar
Small, regular checks prevent expensive repairs. Use this calendar as a starting point and adjust it for your home.
A simple year of checks
| Every month | Test smoke and carbon monoxide alarms. Check for new damp, leaks or condensation. |

| Spring | Clear gutters and downpipes. Check the roof, flashings and chimney from the ground. Clean extractor fans. |
| Summer | Check external paintwork, sealant around windows and doors, and fences and boundaries. |
| Autumn | Book the annual boiler service. Bleed radiators. Clear gutters again after leaf fall. Check loft insulation and pipe lagging. |
| Winter | Know where the stop tap is and check it turns. Keep the heating on low when away in freezing weather. |
| Every year | Service the boiler or heat pump with a registered engineer. Update your home file with receipts, guarantees and certificates. |
| Every 10 years | Have the electrical installation inspected by a registered electrician. In a rented home, every five years: landlords in England must arrange this by law. |
