Please read these Terms of Service carefully before using Estiquote. By creating an account, making a payment, or using any part of the Estiquote platform, you agree to be bound by these terms. If you do not agree, do not use Estiquote.

These terms apply to all users of Estiquote, including homeowners, property professionals, and trade businesses listing their services.
Section 01

Definitions

Estiquote
The online platform and associated services operated by SSH Ltd, accessible at estiquote.co.uk and related URLs.
SSH Ltd
The holding company that owns and operates Estiquote. Registered in England and Wales. The legal contracting entity for all Estiquote subscriptions.
User / You
Any individual or business that accesses or uses the Estiquote platform, whether as a homeowner, property professional, or trade business.
Homeowner User
A user who accesses Estiquote to obtain cost estimates for home improvement projects, on the Free, Pro, or Trade plan.
Builder / Trade User
A trade business or sole trader that registers on Estiquote to advertise their services and receive homeowner enquiries via the Builder Marketplace.
Builder Marketplace
The map-based directory within Estiquote where verified trade businesses are listed and homeowners can search for and contact local contractors.
Estimate
An indicative cost range produced by the Estiquote tool based on user inputs, regional pricing data, and material cost indices. An Estimate is not a quote, tender, or contract.
Subscription
A paid recurring plan (monthly or annual) giving access to premium features on Estiquote, processed via Stripe on behalf of SSH Ltd.
Content
Any text, data, images, descriptions, or other material submitted to Estiquote by users, including business profiles, project descriptions, and reviews.
Section 02

About Estiquote

Estiquote is a UK home improvement cost intelligence platform. It provides two core services:

  • Cost Estimator: An interactive tool that generates indicative cost ranges for home improvement projects across eight trade categories, using regional UK pricing data updated monthly.
  • Builder Marketplace: A map-based directory of verified local trade businesses. Homeowners can search for contractors in their area and send direct enquiries. Builders pay a monthly subscription to be listed.

Estiquote is operated by SSH Ltd, a holding company registered in England and Wales. Estiquote is a trading brand of SSH Ltd.

Estiquote is not a construction company, contractor, or regulated financial or legal adviser. We do not carry out building work, manage projects, or guarantee the quality of any trade business listed on the platform.

Section 03

Acceptance of Terms

By accessing Estiquote, creating an account, or making a payment, you confirm that:

  • You are at least 18 years of age.
  • You have the legal capacity to enter into a binding agreement.
  • If registering as a business, you are authorised to bind that business to these terms.
  • All information you provide to us is accurate and up to date.
  • You have read and understood these Terms of Service in full.

These terms form a legally binding agreement between you and SSH Ltd. If you do not agree to any part of these terms, you must not use Estiquote.

Section 04

User Accounts

4.1 Registration

To save estimates, access paid features, or list a builder profile, you must create an account. You agree to provide accurate, current, and complete information during registration and to keep your account details up to date.

4.2 Account security

You are responsible for maintaining the confidentiality of your login credentials and for all activity that occurs under your account. You must notify us immediately at estiquoteofficial@gmail.com if you suspect unauthorised access to your account.

4.3 Account termination

We reserve the right to suspend or terminate your account at any time if we believe you have violated these terms, provided false information, or engaged in conduct harmful to other users or to Estiquote. Where possible, we will notify you before doing so.

4.4 One account per person

Each individual may hold one homeowner account. Trade businesses may register one builder listing per business entity. Creating multiple accounts to circumvent plan limits or our verification process is not permitted.

Section 05

Homeowner Plans & Features

Estiquote offers three homeowner plans. The features available under each plan are set out below. By subscribing to a paid plan, you acknowledge that certain features are still in development and are marked accordingly.

Some features listed in the Pro and Trade plans are in active development and not yet available. These are clearly labelled "Coming soon" in the app and in this table. You will not be charged for features that are not yet live. When these features launch, they will be available to eligible subscribers automatically with no price increase. See Section 12 for full details.
5.1 Free plan

The Free plan is available indefinitely at no cost. It includes access to the cost estimator for all 8 trade categories across 6 UK regions, with a limit of 3 saved projects. The basic material index shows 3 materials. No payment details are required to use the Free plan.

5.2 Pro plan โ€” ยฃ9.99/month

The Pro plan gives homeowners full access to the cost estimator including the line-item cost breakdown, full 10-material price tracker, contractor quote comparison tool, postcode-level pricing, unlimited saved projects, and PDF export. A 14-day free trial is available for new subscribers. You will not be charged until the trial period ends.

5.3 Trade plan โ€” ยฃ29/month

The Trade plan is designed for property professionals including architects, surveyors, developers, estate agents, and mortgage brokers. It includes everything in Pro, plus priority email support and early access to new features. Additional features including white-label PDFs, client-facing links, API access, and CSV export are in development and will be available to Trade subscribers when launched.

Section 06

Builder Plans & the Marketplace

Trade businesses can subscribe to list their services on the Estiquote Builder Marketplace. Three tiers are available:

6.1 Verification requirement

All builder listings are subject to verification before going live. Estiquote will verify the business name, contact details, public liability insurance, and relevant trade qualifications (for example, Gas Safe registration for heating engineers, NICEIC registration for electricians). The Verified badge is only awarded following successful verification.

We aim to complete verification within 24 hours of a complete application. We reserve the right to decline any application that does not meet our verification standards, in which case any subscription payment will be refunded in full.

6.2 Accuracy of builder information

You are responsible for ensuring that all information on your builder profile โ€” including trades, coverage area, insurance status, and qualifications โ€” is accurate and kept up to date. You must notify us immediately if your insurance lapses or a relevant qualification expires.

6.3 Enquiries and leads

Estiquote provides a channel for homeowners to contact builder businesses directly. We do not guarantee any volume of enquiries. We do not charge per-lead fees โ€” all enquiries received during your subscription period are included in your flat monthly fee. Estiquote is not a party to any contract formed between a homeowner and a builder as a result of an enquiry made through the platform.

6.4 Reviews

Verified customer reviews are available on the Featured and Pro builder tiers. Reviews are submitted by homeowners following a completed project. Estiquote reserves the right to moderate, remove, or decline to publish reviews that we determine to be false, defamatory, or in breach of these terms. We do not guarantee that all reviews will be published.

Section 07

Payments & Billing

7.1 Payment processor

All payments are processed by Stripe. By subscribing, you agree to Stripe's Terms of Service in addition to these terms. Payment card details are held securely by Stripe and are not stored by Estiquote or SSH Ltd.

7.2 Billing

Subscriptions are billed monthly in advance on a rolling basis. The billing date is set to the date on which your subscription first began (or, for trial users, the date the trial ended). Bills are sent to the email address associated with your Stripe account.

7.3 Free trials

New subscribers to the Pro homeowner plan and all builder plans are entitled to a 14-day free trial. You will not be charged until the trial period ends. You may cancel at any time during the trial period without charge. After the trial ends, your subscription will automatically renew at the applicable monthly rate unless cancelled.

7.4 Price changes

We reserve the right to change subscription prices. If we increase the price of a plan you are subscribed to, we will give you at least 30 days' notice by email before the new price applies. You may cancel your subscription at any time if you do not wish to pay the new price.

7.5 Failed payments

If a payment fails, Stripe will attempt to retry the charge over several days. If payment cannot be collected, your subscription will be suspended until payment is received. We will notify you by email if a payment fails.

7.6 VAT

All prices shown on Estiquote are inclusive of VAT where applicable. Estiquote cost estimates are shown exclusive of VAT unless otherwise stated. VAT receipts for subscription payments are available from your Stripe billing portal.

Section 08

Cancellation & Refunds

8.1 How to cancel

You may cancel your subscription at any time from your Estiquote account settings, or by contacting us at estiquoteofficial@gmail.com. Cancellation takes effect at the end of your current billing period. You retain access to paid features until that date.

8.2 Refund policy

We offer a 14-day free trial on Pro and all builder plans so you can evaluate the service before being charged. Outside of the trial period, we do not offer refunds for subscription payments already made, except in the following circumstances:

  • We are unable to verify your builder listing and your application is declined โ€” a full refund will be issued.
  • A technical error on our part resulted in you being charged incorrectly.
  • You are entitled to a refund under applicable UK consumer law.
8.3 Cancellation of builder listings

When you cancel a builder subscription, your listing will be removed from the Estiquote map and directory at the end of the current billing period. Any saved reviews or profile content will not be retained after cancellation.

8.4 Termination by Estiquote

If we terminate your account for breach of these terms, no refund will be issued for the current billing period. If we terminate your account for reasons other than breach โ€” for example, if we withdraw a product or service โ€” we will issue a pro-rata refund for the unused portion of your subscription.

Section 09

Cost Estimates โ€” Important Disclaimer

Estiquote cost estimates are indicative ranges based on regional UK pricing data and user inputs. They are not quotes, tenders, or binding contracts. Actual project costs may differ significantly depending on site-specific conditions, contractor availability, material prices at time of purchase, specification changes, and other factors outside our control.
9.1 What estimates are based on

Estiquote estimates are derived from the following data sources:

  • BCIS (Building Cost Information Service): Regional construction cost indices and trade labour rates.
  • BMF (Builders Merchant Federation): Merchant material pricing data.
  • ONS (Office for National Statistics): Construction output price index.
  • Internal calibration data based on submitted and verified project outcomes.

Material prices are updated monthly. Regional labour multipliers are reviewed quarterly.

9.2 Limitations

Estiquote estimates do not account for: site-specific access constraints, structural surveys, planning conditions, ground investigation findings, party wall obligations, unusual material specifications, contractor premiums, or any other project-specific factors. You should always obtain at least three written quotes from qualified contractors before committing to any project.

9.3 No professional advice

Nothing produced by Estiquote constitutes professional quantity surveying, structural engineering, architectural, financial, or legal advice. Estiquote does not accept liability for decisions made on the basis of its estimates. For significant capital expenditure, we strongly recommend engaging a qualified professional.

9.4 VAT on estimates

All Estiquote cost estimates are shown exclusive of VAT unless otherwise stated. Most UK building contractors charge VAT at 20% on labour and materials. Some projects may qualify for reduced VAT rates (for example, certain conversions and renovations). Always confirm VAT treatment with your contractor and seek professional advice where necessary.

Section 10

Builder Listings โ€” Conduct & Obligations

10.1 Accurate representation

Builder Users must ensure their listing accurately represents their business at all times. This includes trades offered, coverage area, qualifications, insurance status, and years of experience. Misrepresentation of any kind may result in immediate suspension without refund.

10.2 Insurance

All Builder Users must hold valid public liability insurance of at least ยฃ1,000,000 for the duration of their subscription. You must notify Estiquote immediately if your insurance lapses. We may request proof of insurance at any time and may suspend your listing if proof is not provided within 48 hours of request.

10.3 Trade qualifications

Where your services require statutory certification (for example, Gas Safe registration, NICEIC registration, or equivalent), you must hold and maintain the relevant current certification. Listing services for which you are not qualified is a serious breach of these terms and may constitute an offence under applicable UK law.

10.4 Responding to enquiries

Estiquote does not require builders to respond to every enquiry, but we encourage timely responses. Builders with consistently poor response rates may be deprioritised in search results or have their listings reviewed.

10.5 Prohibited conduct

Builder Users must not:

  • Submit false or fabricated reviews for their own listing or for competitor listings.
  • Solicit homeowners to provide reviews in exchange for discounts or other benefits.
  • Contact homeowners via the platform for purposes other than responding to genuine project enquiries.
  • Use the platform to advertise services outside the trade categories selected on their profile.
  • Engage in any conduct that brings Estiquote or other listed businesses into disrepute.
Section 11

Map & Search

The Estiquote Builder Marketplace uses mapping data provided by OpenStreetMap contributors, delivered via Leaflet.js. Map data is licensed under the Open Database Licence.

Search results and map positioning are determined by a combination of subscription tier, distance from the user's search location, and profile completeness. Pro builder listings appear at the top of search results and receive priority map placement. Featured listings receive priority placement above Listed tier. Within each tier, results are ordered by distance from the homeowner's search point.

Estiquote does not guarantee any specific search ranking position. Rankings may change as new builders join or as algorithm improvements are made. We will give reasonable notice of any material changes to ranking logic.

Postcode-based search uses publicly available postcode data. Location accuracy is to postcode district level for Free users and postcode sector level for Pro and Trade users. Estiquote does not collect or store precise GPS location data without explicit consent.

Section 12

Features in Development ("Coming Soon")

The following features are in active development and are not yet available on the platform. They are displayed on the pricing page and in the app with a "Coming soon" label:

We commit to the following in respect of all "Coming soon" features:

1. No extra charge. When these features launch, they will be available to subscribers on the applicable plan at no additional cost and with no price increase.

2. Email notification. We will notify you by email when each feature becomes available.

3. Cancellation right. If you subscribed primarily on the basis of a "Coming soon" feature and it has not launched within 12 months of your subscription start date, you may contact us to request a partial refund for the period during which the feature was unavailable.

4. No indefinite promises. If we decide not to build a feature that was previously listed as "Coming soon", we will update the pricing page and notify affected subscribers by email.
Section 13

Data & Privacy

Your privacy is important to us. Our full Privacy Policy explains in detail how we collect, use, and store your data. The key points are:

  • We collect only the data necessary to provide the Estiquote service.
  • We do not sell your personal data to third parties.
  • Payment card data is processed and stored exclusively by Stripe. We do not have access to full card numbers.
  • Homeowner enquiry data sent to builders via the platform is shared with the relevant builder only, for the purpose of responding to that enquiry.
  • Builder contact details (name, phone, email) are displayed on builder profiles and may be seen by any Estiquote user who views that profile.
  • We use Formspree to process form submissions including contact forms, signup notifications, and builder enquiries. Form data is processed in accordance with Formspree's privacy policy.
  • We are registered with the Information Commissioner's Office (ICO) under UK GDPR. You have the right to access, correct, or delete your personal data at any time.

Section 14

Acceptable Use

You agree not to use Estiquote to:

  • Submit false, misleading, or fraudulent information.
  • Scrape, copy, or extract data from Estiquote by automated means without our written consent.
  • Reverse engineer, decompile, or attempt to extract the source code of the platform.
  • Introduce malware, viruses, or other harmful code.
  • Harass, threaten, or abuse other users or Estiquote staff.
  • Use the platform in any way that violates UK or applicable international law.
  • Attempt to circumvent subscription limits or plan restrictions.
  • Use a competitor's registered trade name or trademarks in your builder profile without authorisation.

Violation of these provisions may result in immediate account suspension and, where appropriate, referral to relevant authorities.

Section 15

Limitation of Liability

This section limits SSH Ltd's liability to you. It does not affect your statutory rights as a consumer under UK law.
15.1 No liability for estimate accuracy

SSH Ltd accepts no liability for any financial loss, cost overrun, or other consequence arising from reliance on a cost estimate produced by Estiquote. Estimates are indicative only. You use them at your own risk and are solely responsible for decisions made on the basis of Estiquote output.

15.2 No liability for builder conduct

SSH Ltd is not a party to any contract formed between a homeowner and a builder as a result of a contact made through the Estiquote platform. We do not supervise, guarantee, or warrant the quality, safety, or legality of any work carried out by a listed builder. We are not liable for any loss, damage, injury, or dispute arising from the actions or omissions of any builder listed on Estiquote.

15.3 General limitation

To the maximum extent permitted by UK law, SSH Ltd's total aggregate liability to you in connection with these terms or your use of Estiquote (whether in contract, tort, or otherwise) shall not exceed the greater of: (a) the total subscription fees paid by you to SSH Ltd in the 12 months preceding the event giving rise to the claim; or (b) ยฃ100.

15.4 Exclusion of consequential loss

SSH Ltd shall not be liable for any indirect, incidental, special, or consequential loss, including loss of profit, loss of revenue, loss of data, or loss of opportunity, even if SSH Ltd was advised of the possibility of such loss.

15.5 Consumer rights

Nothing in these terms excludes or limits liability for death or personal injury caused by negligence, fraud or fraudulent misrepresentation, or any other liability that cannot lawfully be excluded under UK consumer law. Your statutory rights as a UK consumer are not affected by these terms.

Section 16

Intellectual Property

16.1 Estiquote content

All content on Estiquote โ€” including the platform design, pricing methodology, trade cost data, software, text, and graphics โ€” is owned by or licensed to SSH Ltd. You may not reproduce, distribute, or create derivative works from any Estiquote content without our prior written consent.

16.2 User content

You retain ownership of any content you submit to Estiquote (such as builder profile descriptions or project photos). By submitting content, you grant SSH Ltd a non-exclusive, royalty-free, worldwide licence to use, display, and reproduce that content on the Estiquote platform for the purposes of operating the service. This licence ends when you delete the content or close your account.

16.3 Trade marks

The Estiquote name and logo are trading marks of SSH Ltd. You may not use them without our prior written consent.

Section 17

Changes to These Terms

We may update these Terms of Service from time to time. When we make material changes, we will notify you by email at least 14 days before the new terms take effect. Your continued use of Estiquote after that date constitutes your acceptance of the updated terms.

The current version of these terms is always available at estiquote.co.uk/terms.html. The effective date at the top of this page shows when the current version was last updated.

Section 18

Governing Law & Disputes

These terms are governed by the laws of England and Wales. Any dispute arising from these terms or your use of Estiquote shall be subject to the exclusive jurisdiction of the courts of England and Wales, except where you are a consumer resident in Scotland or Northern Ireland, in which case you may bring proceedings in your local jurisdiction.

Before initiating any legal proceedings, we ask that you contact us at estiquoteofficial@gmail.com to attempt to resolve the matter informally. We aim to respond to all complaints within 5 working days.
