A loft quote needs to describe more than an extra room. Check the structure, access, roof, services and work to the floors below before comparing totals.

What determines a loft conversion price?
A useful budget depends on the proposed design, existing roof and structure, access, location, specification and extent of work elsewhere in the house. A rooflight conversion, a dormer and a more extensive roof alteration are different briefs; a headline price without those assumptions is hard to compare.
Start with a designer or other suitable professional confirming what is feasible. Record the proposed room use, layout, staircase, windows and any bathroom. Do not use a cost estimate as proof of structural suitability, usable headroom, permission or compliance.

Compare like-for-like scope, not just the total
Keep drawing numbers and revision dates beside each quote. A contractor pricing an earlier staircase position or excluding the bathroom is not necessarily cheaper for the same job.
Fictional arithmetic, not typical loft prices: Quote A is £50,000 and includes a £4,000 bathroom allowance. Quote B is £48,000 and excludes the bathroom. If the identical bathroom scope is separately confirmed at £4,000, B becomes £52,000 on that assumption. That still does not establish the better offer: tax, other exclusions, programme and terms need checking.
Use the builder quote comparison worksheet and keep unanswered questions visible. Do not replace an unknown amount with an invented allowance simply to make the comparison look complete.

Is a bathroom included in a loft conversion quote?
Only if the written scope includes it. Check products, plumbing, ventilation, preparation and fitting individually. Use the bathroom budget checklist without double-counting items already in the main quote.
