Should I accept the cheapest building quote?
Only if it covers the same work, to the same standard, on the same VAT basis, from a builder you trust. The cheapest quote often looks cheapest because something is missing: work left out, large provisional sums, or VAT not included. Match the scope first, then check the price against the typical range with the free quote checker.
Why the cheapest quote can cost more
- Exclusions. Items such as scaffolding, skips, making good or decoration are left out and charged later.
- Provisional sums. Steelwork, drainage or glazing are guessed low and grow once work starts.
- Variations. A thin specification means many "extras", each priced when you have little choice.
- VAT. A plus-VAT price looks 20% cheaper than an including-VAT one.
How to compare fairly
- Send every builder the same drawings and written scope.
- Put every quote on the same VAT basis.
- List each quote's exclusions and provisional sums, and add an allowance for each.
- Compare the adjusted totals with each other and with the typical range for your job and area.

When the cheapest is the right choice
When it covers the same scope, sits within the typical range, comes with references you have checked, insurance, a clear payment schedule tied to finished work, and a builder you are comfortable with. A fair price from a reliable builder is the goal, not the lowest number.
Red flags at any price
Cash-only payment, a large deposit before work starts, no written contract or specification, pressure to sign today, or no fixed address. Read is my builder's quote too high? for the other end of the scale.
