A full rewire of a 3-bed house costs about £5,400 to £7,200 including VAT in the UK. A 1-bed flat costs £3,300 to £4,200, a 2-bed house £4,200 to £5,300 and a 4-bed house £7,100 to £8,800. Budget £500 to £2,000 more for replastering and decoration afterwards.

What drives the cost
- Size. More rooms mean more circuits and more labour.
- Access. Solid floors and walls take longer to chase than timber floors.
- Specification. Extra sockets, outdoor power, EV chargers and smart lighting add cost.
Planning, regulations and VAT
Rewiring must be done by a registered electrician who self-certifies the work, or notified to building control. You should receive an Electrical Installation Certificate and a building regulations compliance certificate.

Typically five to ten working days for a 3-bed house, longer if you are living in it.
How do I know if my house needs rewiring?
Old rubber or fabric-covered cables, a fuse box with rewirable fuses or frequent trips are common signs. An Electrical Installation Condition Report will tell you.
